The 2021 Master Building Painting Project

RE: The 2021 Master Building Painting Project
The 2021 Master Building Painting Project is scheduled to begin Monday, March 22, 2021, weather permitting.
Our paint contractor Complete Painting will begin at 700–706 Pine Island, continuing onto Green Valley Lane, then next to Spring Valley Drive, starting at 700SV, and then next to Pine Island Drive starting at 700PI. They estimate approximately 4-7 days per building depending on prep required, building size and weather.
Before applying paint, the Contractor:
- will inspect each building;
- pressure wash the exterior walls;
- perform stucco repair per his contract and the paint vendor’s requirements;
- apply caulking around windows and doors;
- prep stucco walls and woodwork to be painted;
- apply primer to the walls and wood trim.
The Contractor is not painting the gates in this project. Per the Covenants the gate painting is the Homeowner’s responsibility. You may arrange to have your gate painted or you may paint it yourself.
The Contractor and his crew will apply the same paint color on the exterior walls as exists on the walls today, by roller and brush (no sprayers). They will also prepare the surfaces and apply the paint to the interior doors and the garage doors, using approximately the same color paint as exists on those areas now.
You can expect these professionals to apply due diligence keeping paint drips and splatters off the courtyard floors, light fixtures, windows and landscaping when they cover those exposed areas. You as the owner or your tenant must protect your own private property items from paint, including cars and trucks. To prepare for the painting of your building, please do the following:
- When notified, move your car out of your garage and park down the street away from your unit. Neither the contractor nor the Association is responsible for any paint on any car left near any building being painted. You may also make your own arrangements with your neighbors in a separate building to park temporarily in their driveway if they have space.
- Make sure your windows are closed tightly as some pressure wash water will splash on the window panes during cleaning. If you still have the originally installed old windows in your unit, you should place an old towel on the window sills, as many have these windows have weakened or missing sealant and water could seep in. Neither the contractor nor the Association is responsible for water coming into the unit through any window.
- When notified, remove any wall hangings in your exterior courtyards. Please move furniture, pots, plants, benches, statues AND WALKWAY LIGHTS to inside the garage or your unit. Exterior wall lights will be covered by painter.
- Inspect the landscaping in your courtyards and around your unit’s exterior and cut back all plants at least 18 inches from all exterior surfaces on your unit. Regardless of when or by whom landscaping was placed, you are responsible for keeping your unit’s courtyard walls and exterior walls clear of plants, trees and shrubbery. Your landscaping must be cut back enough to give painters clear access to clean and paint the courtyard walls, exterior walls, gates and doors; if the association has to perform extensive cutback the owner will be billed for the work.
- Original stucco outside on back porches will be painted.
- If you want the interior stucco on your back porch painted, you must notify the Board by March 17, 2021, otherwise painters will not paint the inside porch stucco. You must be present or have someone there to allow access to your back porch.
- If you will not be in residence during your unit’s cleaning and painting, please send an emergency contact number to the Board or drop a note in the maintenance mailbox with your contact number. You must be present or have someone present to open the front door for painting!

Tile and Garage Roof Maintenance

RE: Tile and Garage Roof Maintenance
Our roof contractor, Sealtight Roofing, has begun the annual roof inspection and maintenance on Spring Valley LN. This maintenance includes washing roofs and removing all leaves and debris from leader heads on garages, tile valley openings and water exit points, the valley chases, tile wall flashing openings and water exit points and all gutters and downspouts. They will replace all missing and broken tiles. The roofs will not be pressured washed.
Please prepare your property as follows:
- Remove all items from your Courtyard as there will be some debris coming off the roofs and gutters. If you are an absentee owner or will be away from your unit during this maintenance, please make sure you have someone move these items for you.
- Remove your car from your driveway when your unit’s roof is being cleaned.
NOTE: SEALTIGHT WILL BE USING THE WATER FROM YOUR SPIGOT. THEY WILL CLEAN UP THEIR WORK AREAS AS MUCH AS POSSIBLE.
Generally you can expect the process to take 1-2 hours per building depending on type of building (quad or duplex) and weather interference. We encourage your feedback – however, if you have any problems or concerns with this maintenance project while it is under way, please do not engage the foreman or work crew in discussion but call me or any board member for resolution.
